Livermore is pushing for a housing initiative. Developed by Align Real Estate, this project’s goal is to transform a 27-acre office park which has not been utilized efficiently to be turned into a welcoming residential community. The site is to be located at 3055, 3011, and 3077 Triad Drive.

The proposed revamp of the area will include around 450 multifamily housing units, which will have a mix of townhomes, condominiums, and duplexes. These homes were a part of Livermore’s Isabel Neighborhood Specific Plan as a long-term city strategy on building housing near future transportation. These buildings are expected to be designed to be sustainable, livable, and have a sense of community, including paseos and open green spaces with interior streets and pedestrian pathways, including a central community park.
To support this city improvement, Align Real Estate has committed themselves to investing in Livermore’s infrastructure and social needs by contributing $4.2 million towards the Social Opportunity Endowment and Community Benefit Funds, this will go towards traffic improvements and city enhancements. This will also aim to support infrastructure by creating more affordable housing.
This development was approved as of April 1, 2025, by the Livermore Planning Commission, which unanimously agreed to the Triad Drive site being converted from commercial to residential use and supported the project’s development agreement. This will then be sent and seeking review by the Livermore City Council for final approval. if approved, the plan will require a change to the Isabel Neighborhood Specific Plan to accommodate the site’s new residential designation.

With this project, this helps the city aim to reach their goal of building high density housing near public transportation, especially plans regarding the Valley Link rail station which connects Livermore to the rest of the Bay Area. This plan is a part of the much larger effort of California’s housing criteria through recycling underused land into creating sustainable and transit connected communities due to the housing affordability and amount of housing becoming an urgent issue across the Bay Area.
If approved, this project will become a leading model in future redevelopment in Livermore, positing itself as a promising urban development area, one that aims to promote housing, mobility, and community for Livermore’s future.
